The Real Industrial Precincts in Each Capital
Industrial space isn't spread evenly across a city, it clusters in specific, named precincts shaped by decades of zoning, road access and existing tenant density. Here's where that clustering actually sits in each of the five mainland capitals.

Sydney
Sydney's industrial base sits heavily to the west. Eastern Creek, roughly 35 kilometres from the CBD in the Blacktown local government area, and Wetherill Park, 34 kilometres out in the City of Fairfield, anchor the western corridor. Wetherill Park sits within the broader Smithfield–Wetherill Park Industrial Estate, at one point described as the largest industrial estate in the southern hemisphere.
Further precincts named by racking suppliers actually operating in the market include Smithfield, Prestons, Revesby, Silverwater, Ingleburn, Moorebank and Marsden Park. That spread reflects how tight Sydney's vacancy is running relative to the other capitals, and how little room is left given the land-supply story already playing out in Sydney's infill markets specifically.
Melbourne
Melbourne's main industrial corridor runs west: Truganina, Derrimut and Laverton North, sitting within land zoned Industrial 1 and serving as the city's principal logistics corridor. Dandenong South, to the south-east, is described in commercial property coverage as one of Melbourne's most established industrial locations. To the north, Somerton, Campbellfield and Epping make up a third corridor.
Three distinct clusters rather than one continuous industrial belt is the useful thing to understand about Melbourne: west, south-east and north each have their own tenant mix and road access, and a site's precinct matters as much as its raw distance from the CBD.
Brisbane
Brisbane's clustering is more fragmented, across several named pockets. Acacia Ridge, around 11 kilometres south of the CBD, sits in what's described as the city's southern industrial pocket, alongside Archerfield, Coopers Plains, Salisbury and Rocklea. To the west, Wacol anchors a corridor that includes Carole Park, Darra, Sumner and Richlands. Berrinba and Crestmead sit on the Logan Motorway corridor, and Larapinta lies around 20 kilometres from the CBD.
That's four distinct clusters, not one, which is worth knowing before assuming a Brisbane search means picking between a handful of interchangeable suburbs.
Perth and Adelaide
Perth's main industrial precinct sits east of the CBD around Kewdale, confirmed by both a racking supplier's own service area and by Toyota Material Handling Australia's branch location there, alongside Welshpool, Canning Vale and Bibra Lake.
Adelaide's core industrial precinct is Port Adelaide, with Wingfield, Regency Park, Edinburgh North and Gillman independently named as established industrial areas by commercial property and logistics sources. Adelaide's smaller number of established precincts, compared with Sydney or Melbourne's broader spread, reflects a comparatively contained industrial footprint overall.
Why the precinct matters more than the city
Two sites in the same city can differ enormously depending on which precinct they sit in: road access to the motorway network, the age and grade of surrounding stock, and how many other logistics and manufacturing tenants are already nearby all vary precinct to precinct. Weighing rent against distance to customers and labour only really works once you've narrowed to a specific precinct, not a whole city.
It's also worth checking what the specific building you're looking at actually offers rather than assuming every shed in a well-known precinct is equivalent. A precinct's reputation describes the area, not any one building in it.
Precincts decide who services your site, too
Suppliers and trades that work in racking don't cover Sydney or Melbourne as a whole, they cover specific precincts, the same way the sources for this page do. A racking supplier operating in Wetherill Park and Prestons isn't necessarily the one to call in Eastern Creek, even though both sit within the same greater metro area, and the same is true for installation crews and for inspection services specific to Sydney, Melbourne or Adelaide.
That's worth factoring into a location decision alongside rent and distance to customers: a well-serviced precinct with an established base of compatible racking suppliers and installers nearby can save real time over one where every trade has to travel further to reach you. None of these precincts are inner-city, either, which is exactly the gap small urban fulfilment sites exist to close for last-mile-sensitive stock.
Common questions
- Is Eastern Creek or Wetherill Park bigger for industrial space in Sydney?
- Both are major western Sydney precincts. Wetherill Park sits within the broader Smithfield–Wetherill Park Industrial Estate, one of the largest in the country by area; Eastern Creek is a separate, nearby precinct in the Blacktown local government area.
- Which Melbourne precinct is closest to the port?
- The western corridor, Truganina, Derrimut and Laverton North, has the strongest port and freeway access of Melbourne's three main industrial clusters, which is part of why it's grown into the city's principal logistics corridor.
- Why does Brisbane have so many separate industrial pockets instead of one big precinct?
- Brisbane's industrial land has developed around several distinct corridors, southern, western and the Logan Motorway corridor, rather than one continuous belt, largely reflecting where suitable zoned land existed as the city grew.
- Is Kewdale the only industrial precinct in Perth?
- It's the main one, but Welshpool, Canning Vale and Bibra Lake are all established industrial areas in Perth's broader eastern corridor and surrounds, not just Kewdale on its own.
